Agreement on Meeting Room Leasing during Exhibition

　　上述當(dāng)事人之間簽署如下內(nèi)容的會(huì)議室租賃合同(以下簡(jiǎn)稱(chēng)為合同);合同中的NCIEC是中國(guó)國(guó)際展覽中心(新館)的英語(yǔ)簡(jiǎn)稱(chēng)。

　　第3條(租賃費(fèi), 設(shè)備使用費(fèi)的繳納日程)

　　Article 3 (Schedule for payment of leasing expense and equipment use fee)

　　1.按照如下交付日程, 租賃方以現(xiàn)金形式向NCIEC交付租賃費(fèi), 設(shè)備使用費(fèi)。

　　1. According to the following payment schedule, the Lessee shall make the payment of leasing expense and equipment use fee to NCIEC in the form of cash,

　　2.會(huì)議室的基本使用時(shí)間為：每日09:00-12：00，13:30-16:30。

　　2. The basic hours of use of the meeting room: 09:00-12:00 everyday, 13:30-16:30.

　　3.如果使用時(shí)間超過(guò)本條第1項(xiàng)中規(guī)定的基本使用時(shí)間, 每小時(shí)需支付25%的會(huì)議室租賃費(fèi)作為額外時(shí)間使用費(fèi)。但超出時(shí)間為30分鐘以上1小時(shí)以下時(shí), 按1小時(shí)計(jì);額外時(shí)間使用費(fèi)用(半日標(biāo)準(zhǔn))不超過(guò)半日租賃費(fèi)。

　　3. If the hours of use exceed the basic hours of use specified in Item 1 under this article, a payment of 25% of the meeting room leasing expense shall be made as the use fee for every hour of the extra time. The extra time beyond 30 minutes and less than 1 hour shall be deemed as 1 hour, and the use fee for the extra time shall not exceeds the leasing expense for half a day (criterion based on half a day).

　　第4條(運(yùn)營(yíng)規(guī)定的遵守)Article 4 (The Operating Rules to be complied with)

　　1.合同有效期內(nèi),租賃方要嚴(yán)格遵守出租方制定的運(yùn)營(yíng)規(guī)定。

　　1. Within the valid term of the contract, the Lessee shall strictly comply with the Operating Rules established by the Lessor.

　　2.租賃方違反本條第1項(xiàng)而給出租方造成損害時(shí), 由租賃方承擔(dān)損害賠償責(zé)任;有關(guān)責(zé)任范圍的細(xì)節(jié)事項(xiàng)參照運(yùn)營(yíng)規(guī)定。

　　2. The Lessee shall be liable for any damages to the Lessor as a result of the Lessee’s breach of Item 1 in this article; See the Operating Rules for the details on the scope of liabilities.

　　第5條(會(huì)議室部分租賃面積的取消及違約金)

　　Article 5 Cancellation of partial area of the meeting rooms and default fine)

　　1.簽定租賃合同之后,租賃方取消部分(或者全部)會(huì)議室租賃面積(條件)時(shí), 要根據(jù)如下標(biāo)準(zhǔn)向出租方支付違約金。

　　1. After signing the leasing contract, if the Lessee (partially or wholly) cancels the leasing area (conditions) of the meeting room, a payment for default fine according to the following criterion shall be made to the Lessor.

　　取消時(shí)間 Cancellation time違約金 Default fine

　　租賃期開(kāi)始前1日至10日為止

　　1 to 10 days before the start of the leasing term租賃費(fèi)的50%

　　50% of the leasing expense

　　租賃期開(kāi)始前10日以上

　　2.租賃方繳納相應(yīng)的違約金后, 再與出租方簽定修正合同;并且根據(jù)運(yùn)營(yíng)規(guī)定, 修正與租賃費(fèi)、設(shè)備使用費(fèi)的開(kāi)納等相關(guān)的合同事項(xiàng)。

　　2. The Lessee shall pay the corresponding default fine, then sign a revised contract with the Lessor, and all contract related matters like leasing expense and equipment use fee shall be revised according to the Operating Rules.

　　第6條(解約)Article 6 (Termination of contract)

　　1.發(fā)生如下事項(xiàng)時(shí), 出租方可以解除租賃合同。

　　In case of any one of the following circumstances, the Lessor may terminate the leasing contract.

　　①租賃方違反租賃合同或者運(yùn)營(yíng)規(guī)定時(shí)

　　The Lessee is in violation of the leasing contract or the Operating Rules

　?、谧赓U方未在規(guī)定的期限內(nèi)開(kāi)納租賃費(fèi)等相關(guān)費(fèi)用時(shí)

　　The Lessee fails to pay the leasing expense and other related fees within the prescribed time limit.

　　③ 租賃方單方面地提出解約意向或者無(wú)意履行合同時(shí)

　　The Lessee unilaterally proposes termination of the contract or has no intention to perform the contract.

　　2.根據(jù)本條第1項(xiàng)解除租賃合同時(shí),租賃方要向出租方支付解約金，但如果已經(jīng)繳納租賃費(fèi),可以直接從租賃費(fèi)中扣除解約金;解約金不超過(guò)已繳付租賃費(fèi)。

　　If the contract is terminated according to Item 1 in this article, the Lessee shall make a payment of cancellation money to the Lessor, but if the leasing expense has been paid, the cancellation money may be deducted directly from the leasing expenses; the cancellation money shall not exceeds the leasing expense that has been paid.

　　3.會(huì)議室租賃期開(kāi)始后, 租賃方單方面解除租賃合同時(shí), 出租方將向租賃方收取100%的租賃費(fèi)作為解約金;租賃方不得向出租方要求退還剩余租賃期的租賃費(fèi)。

　　If the Lessee unilaterally terminates the contract after the start of the leasing term for the meeting room, the Lessor will charge the Lessee an amount equal to 100% of the leasing expense as termination money, and the Lessee shall not require the Lessor to refund the leasing expense for the remaining lease term.

　　第7條(分歧的解決)Article 7 (Settlement of discrepancy/differences)

　　如果對(duì)本合同的內(nèi)容有異議, 首先要參照出租方制定的運(yùn)營(yíng)規(guī)定, 如果運(yùn)營(yíng)規(guī)定中沒(méi)有相應(yīng)解釋?zhuān)p方應(yīng)本著友好合作的態(tài)度進(jìn)行協(xié)商解決。

　　If there is any discrepancy/difference in the contents of this contract, the settlement shall be firstly based on the Operating Rules established by the Lessor; if there is no corresponding explanation in the Operating Rules, both parties should base on a friendly and cooperative attitude to settle the matter via consultation.

　　為了明確上述合同內(nèi)容, 本合同書(shū)一式兩份, 雙方簽字蓋章后各保管一份。

　　In order to finalize the abovementioned contents of the contract, this contract is made in duplicate, and each party keeps a copy with the signatures and seals of both parties.
